Use of Docusign
This electronic signature program will allow for documents and pertinent paperwork to be e-signed from your mobile phone or computer. This allows for ease of information flow should you be traveling out of town or the country, relocating from another state, or just plain living your life and can appreciate the convenience factor! It not only saves paper, but creates a seamless process where documents can be sent back and forth with ease. We can also offer mailing of documents if that's your preference, but believe you will find DocuSign to be efficient and effective technology to lighten the paperwork load (and there's quite a bit!) related to your sale or purchase.
Transaction Coordinator
Providing as a service to you, a professional Transaction Coordinator (TC) who will ensure that all documents related to your sale or purchase are streamlined and organized in a manner that keeps you from having to think about these extra details. Having a TC allows me as your agent to focus on you as the client in any of your day to day needs related to our transaction, communicating with the cooperating agent, coordinating and review of reports (inspections appraisals, engineering, and so on) communicating with escrow, speaking with 3rd party lenders and the other aspects of the whole transaction that are my primary focus and will be working behind the scenes to meet your goals.
Life of an Escrow
The escrow process is spelled out in the chart below. Again, it is my job to make sure you don't have much to worry about in the way of this process but also good to know what your looking at along the way. Also note that not all aspects apply in certain situations, for example in an all cash purchase.
Dates and Deadlines
You will be provided with a customized "Calendar of Events" detailing important due dates to keep in mind such as dates related to the home inspection, termite inspection, appraisal, earnest money deposit, increased deposit, contingency removal, funding and recording (closing). This will help you to anticipate documents that are sent to you for your review and signature as well as helping to plan your life accordingly to keep these important items on your radar, all the while knowing you will have reminders. This helps for both those who take day by day as well as planners.
